We monitor the 13 waterfront towns from Harpswell to the Greater Boothbay Area, Comparing June and July we saw fewer properties go under contract June 71, July 62 and for the 3rd month in a row inventory of available homes has grown from May 89, June 97, July 129. It feels like the urgency isn't at the same level as it was a few weeks ago, buyers are no longer pursuing a home just because it's available, if it fits their needs they'll jump in and make a bid, but will quickly dismiss it if it doesn't. There's still plenty of buyers as indicated by the number of showings listings are having, but the number of offers each property receives has diminished slightly.
